When most homeowners think about selling a house, spring is often the first season that comes to mind. But if you’re considering selling your home in Central Maryland, you may be wondering: Should I sell this fall, or wait until spring?
The answer may surprise you.
There isn’t one “perfect” month to sell a home. The best time to sell depends on your personal situation, your local market, your home’s condition, and—perhaps most importantly—how much competition you’ll face from other sellers.
For some Central Maryland homeowners, fall can be an excellent time to make a move.
Less Competition Can Help Your Home Stand Out
One advantage of selling in the fall is that there are often fewer homes competing for buyers’ attention.
In the spring, new listings can seem to hit the market every day. Buyers may have several similar homes to consider at the same time.
Fall can be different.
With fewer competing properties available, a well-prepared and properly priced home may have a better opportunity to stand out.
And remember: you don’t need every buyer to love your home. You need the right buyer to love it.
Fall Buyers May Have a Reason to Move
People shop for homes throughout the year, and buyers looking during the fall may have a specific reason they need—or want—to make a move.
A job change, relocation, growing family, downsizing, divorce, retirement, lease expiration, or simply finding the right house can happen in any month of the year.
These buyers aren't necessarily browsing because it’s “home-buying season.” Many are looking because they are ready to make a move.
Your Home Can Look Beautiful in the Fall
Central Maryland gives us something sellers in many parts of the country don't get to enjoy: four distinct seasons.
Fall can provide a beautiful backdrop for your home.
Colorful trees, comfortable temperatures, seasonal landscaping, and warm interior touches can make a home feel especially inviting.
The key is not to overdo the seasonal decorating. Buyers still need to see the house, not the decorations.
Keep leaves cleared from walkways and decks, maintain the lawn, add a few simple seasonal touches, and make sure the inside feels bright and welcoming as daylight hours become shorter.
But Should You Wait Until Spring?
Maybe.
Waiting can make sense if your home needs significant repairs, you aren't financially or emotionally ready to move, or selling now simply doesn't fit your plans.
But I wouldn't recommend waiting until spring just because you've heard that spring is always the best time to sell.
By spring, you may also be competing against many more sellers.
Instead, we look at what is happening in your specific neighborhood and price range.
How many comparable homes are currently for sale? How quickly are they selling? What did the most recent comparable properties actually sell for? Are buyers competing for certain types of homes? What improvements would make the biggest difference before your home hits the market?
Those answers are much more useful than simply looking at the calendar.
Pricing Matters in Every Season
Whether you sell in September, January, April, or July, one thing doesn't change: pricing matters.
Buyers have access to more information than ever before. They can quickly compare your home with other available properties and recently sold homes.
Pricing too high because you want to “leave room to negotiate” can sometimes have the opposite effect. Instead of creating negotiating room, it may cause buyers to overlook the property entirely.
